Foundation
Depending on the design of your home and an independent soil test, a structural engineer will design your foundation to ensure proper beam depth and cable size.  The majority of David Powers homes have a standard post tension foundation supplemented with additional steel reinforcements for additional strength.

Frame
The majority of David Powers Homes are framed on-site, which provides the flexibility to customize and maximize the space and shape of each home, only the highest quality framing materials are used on each home.

In addition, the subfloor is both glued and screwed down to eliminate floor squeaking, and therefore provides a more silent floor system.  When each home's frame is complete it is reviewed by an independent third-party inspection firm.

Air Conditioning Systems
David Powers Homes uses top-of-the-line heating and air conditioning systems with programmable Honeywell thermostats.  The systems include an 80% or greater efficiency gas furnace with a stainless steel heat exchanger.  The A/C system included a ten-year warranty on the condenser, compressor and evaporator coil, a two-year warranty on labor through a subcontractor and a lifetime warranty on the heat exchanger with original homebuyer only and if registered by homebuyer within 60 days.  The system also includes upsized R6 ducts to ensure proper air distribution and is engineered to provide you with peace-of-mind, comfort, and significant savings on utility bills.

Other exceptional features include:

  • A fresh air blending system installed in each home provides a proper mixture of outside and inside air

  • A pleated media filter is installed on each unit for better air quality and less maintenance (community specific feature)

  • Equalization ducts installed in the bedrooms ensure round-the-clock comfort without having bedroom doors open all the time (community specific feature)

Roof
David Powers Homes uses premium Elk Roofing that includes a 30-year warranty, high wind capacity and is mildew resistant.

The roof decking on a David Powers home is Tech Shield, a heat/radiant barrier material.  this expensive material is not used by most home builders; however, David Powers Homes uses the material on all homes because of its high energy efficiency value.  On average the Tech Shield keeps attics 20 to 25 degrees cooler, creating a significant savings in utility bills.

Insulation
David Powers Homes uses high quality energy efficient insulation.

  • R-22 in sloped ceilings and R-30 in flat ceilings and attic insulation

  • R-13 in garage common walls

  • Tongue and Groove R-4 Dow board in brick walls

  • Polyseal foam around pipes, doors, windows, base plates, and mechanical penetrations helps to eliminate hot areas in the walls and anti-mild sill plates help to seal out weather elements and keep your comfort level

  • A mastic or hard cast form is used to seal all supply ducts and air returns

  • R-6 foil ducts help insulate air flow

Continuous Soffit Vents and Ridge Vents
All David Powers homes have soffit vents that provide more air flow through the attic and out the ridge vent.  this releases the hot air out of the attic and is more effective than a wind turbine or power vent.

Exterior
David Powers Homes predominantly uses masonry materials on the exterior of every home, including brick, stucco and stone.  On the minimal non-masonry areas including eves and soffits, David Powers Homes uses John Hardie Hardiplank material.  This material includes a 50-year warranty against rotting, warping and termites.

Plumbing
David Powers Homes uses the FlowGuard Gold Plumbing system.  The advantages of this system over traditional copper pipe systems include:  better energy efficiency because the superior heat retention saves money on hot water heating costs, the systems run four times quicker than copper, no contamination to drinking water and no corrosion or scale build-up like in metal pipe systems.

All David Powers homes' baths have pressure balance valves to regulate water temperature.  All pipes in exterior walls and attic are insulated with foam sheathing for consistent water temperature and to prevent freezing. 

David Powers Homes is one of the few new home builders who use matching plumbing fixtures
throughout the home to ensure a pleasing aesthetic appeal and higher resale value.
